Branded vs Unbranded: What Most MLSs Mean
Many boards want the file on the listing itself without your branding, and allow your name on social. Yours may differ. Ask. A shot list is in the listing video checklist.
Photo and Listing Permissions
Use your listing, or get the listing agent's yes. A public page is not that yes.
Fair Housing-Safe Captions
The federal Fair Housing Act bars housing-ad discrimination based on race, color, religion, sex, disability, familial status, and national origin. HUD's advertising rule, 24 CFR 100.75, covers discriminatory notices and ads. States and cities may add more. Article 10 of the NAR Code of Ethics covers discrimination too. Describe the property. This is not legal advice.
Disclosures by Platform
The video can be the same. The caption and the branding can change. If you pay to promote a housing post, Meta asks for a Special Ad Category. Ask your MLS or board for its current branded and unbranded video rule. It differs by board.
A Pre-Post Compliance Checklist
Paste a public MLS link on the MLS listing video generator or the listing video maker. A login wall will not work. First video free. Pricing is $25 a month or $250 a year.
